Furniture layout

Furniture layout is the job of deciding where each piece of furniture goes, which way it faces and how much space it gets. It looks simple on paper, yet it is the main reason a room feels comfortable or cramped. On a project, these decisions are shown on the furniture layout plan.

What drives a layout

  • Use: start by asking what the room is for. Is the living room set up for conversation, for the TV, or both?
  • Circulation: doors, windows and walkways stay clear, so nobody has to weave between furniture to cross the room.
  • Ergonomics: leave enough space between sofa and coffee table, bed and wardrobe, desk and wall for comfortable use.
  • Focal point: if there is a natural focus such as a window, fireplace or view, the layout is built around it.
  • Services: sockets, lighting, radiators and air conditioning should suit the layout, so the layout needs settling before the electrical design.

Testing it in 3D

A layout that works in plan can feel different at eye level. A 3D model and render show how furniture actually sits in the room at true size, whether a sofa blocks the window, or whether you can walk comfortably around the dining table. Comparing several layout options also becomes quick and easy. For practical ideas, see living room furniture layout ideas.
