Net floor area
Net floor area, net alan in Turkish, is the part of a room, flat or office you can actually walk on and furnish. It is measured to the inside faces of the walls; wall thicknesses, columns and service shafts are left out. For the people who use a space, it is the figure that best describes how big it really is.
Why net area matters
Two flats with the same gross area can have different net areas because of wall thickness, column layout and their share of common space. What matters to a buyer is how usable the living room, kitchen and bedrooms are. That is why showing gross and net areas separately in sales documents and drawings builds trust. It should also be clear how wet areas, balconies and terraces are treated in the net figure.
Designing with net area in mind
Interior design, furniture layouts and circulation are all worked out on net area. A room that looks generous on paper can feel smaller once door swings, space in front of windows and protruding columns are taken into account. A furniture layout plan and interior renders show the real capacity of a space early and spare everyone that surprise. An interior render built to accurate dimensions says at a glance what the numbers cannot.
